Vinyl flooring

Waterproof floors for South Florida living

Our vinyl flooring installation gives homes, condos and businesses a floor that shrugs off water, sand and pets. Luxury vinyl can look like wood or stone, and it handles humid air better than solid wood.

Our LVP installers work across Miami-Dade, Broward and Palm Beach, from beach condos to busy shops.

Why it works here

  • Water: spills, wet swimsuits and mopping do not hurt the surface
  • Humidity: it rides out damp summers without the cupping solid wood can show
  • Sand: a tough wear layer stands up to grit tracked in from the beach
  • Pets: a good wear layer resists claw marks and cleans up fast
  • Comfort: softer and quieter underfoot than tile

Types

Three kinds of vinyl floor

The right type depends on the room, the base under it and how much traffic it gets.

Luxury vinyl plank and tile

LVP looks like wood planks. LVT looks like stone or tile. Both come in many colors and patterns, herringbone included.

Rigid core (SPC) click floors

A stiff stone-plastic core with click joints. It floats over the base and goes down fast in homes and condos.

Glue-down commercial vinyl

Glued to the slab for shops, offices and other busy floors. Rolling carts and heavy traffic will not shift it.

Condos

Vinyl flooring installation in condos

Many South Florida condo associations require sound-rated underlayment under hard floors. It keeps footsteps from carrying to the unit below.

We help you get the product specs your board asks for. That usually means spec sheets for the floor and the underlayment, including its sound rating.

Ask your building first

  • Does the board need to approve the floor before work starts?
  • Which sound rating does the underlayment have to meet?
  • What are the work hours and noise rules?
  • How do we book the service elevator and protect the hallways?
  • Where can old flooring and debris go?

Bring us the building's rules, and we plan the job around them.

Prep

Good prep makes a flat, quiet floor

Herringbone click planks going down in a living room. Click floors need a flat, clean base, so prep comes first.

A vinyl floor is only as flat as the floor under it. Bumps, dips and damp slabs show through or open gaps later.

  • Removal of the old floor: carpet, tile, wood or old vinyl
  • Leveling dips and grinding down high spots in the slab
  • Moisture checks on concrete slabs before anything goes down
  • Baseboards or quarter round, plus transitions at doorways and other floors

South Florida slabs can hold moisture, especially on the ground floor after a rainy stretch. That is why we test before we install.

Matching stairs

Stairs that match the new floor

A new floor next to old carpeted stairs looks unfinished. Many vinyl floor lines sell matching stair nosing. The same color can then run from the floor up every step.

We install stair treads and nosing to match the floor. Ask for the floor and the stairs in one quote.

Vinyl flooring questions

What is the difference between SPC and LVP flooring?

SPC is a rigid vinyl plank with a stone-plastic core. It feels firmer and is more forgiving of small dips in the slab. Classic LVP is a flexible plank. It feels a little softer, but it needs a flatter base. We check your slab at the free visit and help you choose.

What soundproof underlayment does my condo need?

Your association sets the rule, usually as a minimum impact sound rating called IIC. Ask your building manager for that number in writing. Some buildings also ask for the product's sound test report before work starts. We help you get the spec sheets they ask for.

Is vinyl flooring waterproof?

Most luxury vinyl plank and rigid core floors are waterproof on top. Spills and wet feet will not hurt them. Water from a leak or a damp slab can still sit underneath, so the slab gets checked first.

Can you put vinyl plank over tile?

Often, yes, if the tile is flat, solid and well bonded. Deep grout lines may need a skim coat so they do not show through. Loose or cracked tile comes up. We check at the free visit.

Do you move furniture?

Tell us what is in the rooms when you ask for a quote. Your written quote says who moves furniture and appliances, so nothing is a surprise on install day. Please clear small items and valuables first.

How long does a condo take?

It depends on the size, the old floor, the prep and the building's work hours. Your written quote includes the schedule. We plan it around elevator bookings and quiet hours.
