Miami Beach
Raised floors for Miami Beach oceanfront condos and pool decks
Raised floors in Miami Beach have to live with the ocean. Salt air, strong sun and sudden storms are hard on any pool deck or rooftop. Pedestal raised floors lift the surface so water drains away underneath.
Most buildings along the beach are condos and hotels. Their pool decks, rooftops and balconies all need a level surface that sheds water fast. Porcelain pavers on adjustable pedestals do exactly that.
Inside, owners want quiet, waterproof floors, and studios want real dance floors.
The first step is a free on-site estimate. Photos of your deck or roof and rough sizes help us prepare. Book a service or ask for a free estimate whenever it suits you.
Services
Services in Miami Beach
Here is how each service works on Miami Beach, from the pool deck up to the penthouse.
Rooftop and deck pedestals
Oceanfront rooftops and pool decks get porcelain pavers on adjustable pedestals. Porcelain does not rust or rot in salt air. Any paver lifts out to reach drains and the roof below.
Event floors
Want to dance over the pool or set a tent on sand? An event floor levels both, and it can double as a poolside stage. We install it before the party and take it away after.
Offices and server rooms
Hotels and offices on the island still need server rooms and data closets. A raised access floor hides cables and leaves room for cool air below. Panels lift out for changes.
Dance floors
Is your studio in an older building? We plan dance studio floors around existing doors and thresholds, with a sprung subfloor under marley or hardwood. Condo owners can ask about home dance floors too, and every floor we install is permanent.
Vinyl flooring
Pool traffic means wet feet and sand on the floor. Luxury vinyl plank and tile takes both, and it handles humidity. Many associations ask for sound-rated underlayment under hard floors, and we help you meet their specs.
Stairs
Two-level units and townhouses look unfinished with old carpet on the stairs. We replace it with treads, risers and nosing that match the new floor. The nosing gives each step a clean, safe edge.

Neighborhoods
Neighborhoods we serve in Miami Beach
South Beach mixes Art Deco hotels, condos and busy venues, so event floors and studio floors fit there. Its low-rise buildings often have small roof decks and courtyards that can take pavers too.
Mid-Beach is lined with oceanfront condo and hotel towers along Collins Avenue. Their pool decks and rooftops suit pedestal pavers. North Beach has mid-century condos and homes, a good fit for vinyl, stairs and balcony pavers.
Local notes
Permits, salt air and wind on Miami Beach
Permits go through the City of Miami Beach Building Department. Parts of the city are historic districts, where exterior changes can need extra review. We check what your project needs before we quote.
Miami-Dade is in Florida's High-Velocity Hurricane Zone (HVHZ), and oceanfront roofs take the full force of the wind. Salt air also attacks metal fittings. We choose materials and edge details for that exposure.
Condo associations here often require approvals, insurance certificates and set work hours. We plan elevator time and deliveries with your building manager.
Summer brings heat and afternoon storms. On a pedestal deck, that rain runs off under the pavers instead of pooling on top.

Common questions
Will salt air damage a pedestal deck on an oceanfront roof?
Salt air is hard on metal and some finishes. Porcelain pavers do not rust, and we choose the rest of the system with the ocean in mind. We walk you through the options at the free on-site estimate.
Does my condo board need to approve a new pool deck or balcony floor?
Almost always. Associations usually review the plan and ask for an insurance certificate, and we work within their set hours.
Ask your manager for the building's contractor rules early. It helps keep the start date on track.
Can you build a floor over a pool for a party?
Yes. An event floor and pool cover lets guests dance or dine over the water.
We check the pool's size and shape on a site visit. Book as early as you can, since popular dates go first.
